What was the biggest mistake you made early on when investing in real estate?

What was the biggest misconception you had?

@Leo Gregoire

20 years ago it was over leverage

Ten year ago it was Over renovated properties in areas that did not need to have upgraded finishes.

Today it’s being patient. A lot of bad advice and bad decisions being made by investors hat will lead to tremendous opportunity.
