I felt $1800 was high for the 4 unit but it’s in beautiful shape so replacement was high.

Hello,First, I am a newbie in this beautiful world of REI.I have acquired a duplex, in Wadworth (OH), 7 months ago.At this time, the seller (Roofstock) gave me an inspection report, showing no problem concerning the roof.

I’m at my wits end.

Rhodes is beautiful, but if it were me I would look to have more rentals near UofM than Rhodes.

In the past 6 years I've witnessed the market from another investor (former at this point because he got out and sold his 16 duplexes 2.5 years ago) it had gotten increasingly expensive and difficult to operate the properties.  

It started with 15-minute monthly phone calls which I always began and ended on time and it grew to him inviting me on the sets of two Best Picture Winners: A Beautiful Mind and No Country for Old Men.

Example, a local realtor where I used to live sold a beautiful cabin to a family after it was noted by the building inspector that it was sliding down the hill it was built on. 

Of course, no one want a to buy at the peak and get stuck there, which is a genuine concern with the craziness that we’ve witnessed in the past year or so.
