Storage unit development questions

Hello all,

Central Ohio here. I am looking at potentially developing some new self storage facilities. I am trying to figure out the best locations to do this. Anyone have any good advice on why key demographics would be for this? How do I actually gather info to compare areas to determine the best locations?

Is there some sort of GIS software? I have not used it before but would like to learn to do this feasibility analysis myself instead of hiring it out.

@Greg Ward great question on storage units. Do you want to manage locally, or do you not care about proximity to you?
