This really could be all over the place based on what type of properties ones has and where they are located.Expenses and mortgage also greatly affect the bottom line.Someone with 5 properties could be killing it or not have two nickles to rub together.

If I opt for a two-unit house instead of an SFH, residing in one unit and using the other for STR, would accelerated depreciation apply only to one unit?

So I found a for sell by owner property that is a mobile home that has been converted into a two unit duplex (units have been furnished by owner).

A hinge can come loose from normal wear and tear after a year or two or ten if the hinge wears out or the screw hole wallows out. 

I've seen some of my house hackers in Colorado get rejected after doing this two or three times because the underwriters see you've moved twice or three times in the same number of years and know what you're doing. 

If it's a sub $100k property, I'd say expect 6%-8% depending on the agent (total fees, split between the two agents).

I sold that house two years ago for 80,000 It is my back up in case of emergency I have had some emergencies and only have 25,000 leftI have bought three properties I live in one primary residence valued at 800,000 and have a rental that is paid for that is rented section 8 for 1900.

How are these two situations anywhere related?
