Taking pics of things like the roof, the windows, the plumbing, any stains, foundation, basement, and major ticket items  is critical. 

I have started researching some of the training, and have decided to do some wholesaling, to come up with more money to support my multifamily purchases to buy and hold.   

Their methodology is fraught with risk, the general public and agents aren't trained to assess a home and the repairs it may need: "ask people to upload photos and answer more questions about the home.

I am looking to hire and train a VA to take cold calls for me for 5-8 hours a day M-F .

  $20k is awesome for a first timer and the "on the job" learning/training is invaluable.

@Lee Burns There are a lot of towns in NJ that will have you in the city within 45 minutes via train.

I look at the big ticket items - roof, siding, windows, boilers, electric (knob and tube?)

@ AndrewThat was a good tip you threw at me ,you are right ,if i am doing a heavy repair i should expect any big ticket items showing up in some time ,so i can reduace the capx to 5% .What do you normally put for CAPX?
