I just received this today and as of yet have not evaluated the actual properties myself. 

I have not seen the job they did today (which involved tearing off and hauling away all of these supposed 8 roofs) as I got called to work, and the roofer is coming back tomorrow to finish the job.  

I joined BP today after reading the book on Investing in Real Estate with No (and Low) Money Down.

I'm a beginner real estate investor here to learn and find out what works as well as what doesn't with regards to investing and get a general sense of where the overall real estate market is today.

Seems like you are at the point where you'd rather turn over management to a designated property manager/management company, rather than dealing with the day-to-day maintenance yourself.

But with the way FEMA and congress are monkeying around and changing the rules today, I think there is so much uncertainty about what they will do (and what it will cost), I am back to excluding properties in flood hazard areas from consideration for purchase.

So that means lining up business today that I wont get paid for till May or June.

He said he had 14 showings set up today and 4 offers (pending showing) and that the offers were most likely going to be cash offers.This is insane!
