It has nationwide MLS access, It provides leads, lets you send out mail automatically, skip trace, extra complicated but rock solid BLUEHAMMER (localized) rehab calculator, Solid Comps in most markets, Good ARV estimator tool, etc....But it does not really manage the flow of interactions like a CRM would, the system is not really built to track notes with multiple conversation points, IMHO.

You will need to invest in skip tracing, lead gen, mailers, door hangers, etc...Being a realtor just gives you another feather in your cap...it is great to be able to offer someone another option to list their home. 

You might just skip the SchD/f8949 since you didn't transact the Note. 

Batch.io has a scrubbing feature, I believe, when you do your bulk skip tracing through them.

If you want to skip Probate court you may want to look into him starting a Family trust and putting the title of the properties under the Family trust, if they are under his personal name, this way what you inherit will not go on public record either, which Probate court does.
