Hey Oliver! I am trying to get into wholesaling as well and have done tons of research. I know wholesaling is a gray area. "...the wholesaler is a middleman who is paid for finding deals (although practicing real estate without a license is illegal in all 50 states...)" (How To Invest In Real Estate, BP Book). I am a new investor and a realtor and I know some realtors that strongly dislike wholesalers. Plus if you aren't upfront with many sellers they can become frustrated that you resold their property for a higher price. Since I am a realtor, I would have to disclose that. I guess it comes down to one's integrity and ethics. Hope this helps a little bit!

    Greetings,

@Riley Smith Thank you for sharing your insights on the nuanced realm of wholesaling. Your acknowledgment of the potential gray areas and the importance of transparency resonates deeply with my commitment to ethical practices in real estate.

As an aspiring wholesaler with a genuine desire to navigate this field with integrity, I wholeheartedly appreciate your perspective. The intersection of wholesaling and real estate licensure indeed poses ethical considerations, and your mention of potential seller frustrations underscores the delicate balance required.

In fostering a community dialogue, I invite the esteemed Bigger Pockets community to share their experiences and perspectives on navigating these intricacies. How have fellow investors found success in wholesaling while upholding the highest standards of integrity and transparency?

Your insights have been invaluable, and I look forward to the collective wisdom of the BP community as we navigate this intricate landscape together.

    Warm regards,

    Oliver

Hello gents, some well written posts!

Wholesaling is hard....meaning it is about finding off-market deals.  This takes a lot of work, resourcefulness and money.  You will see many folks say wholesaling does not cost money, that is simply untrue.  The reality is the more work the strategy requires, the less money.  You will need to invest in skip tracing, lead gen, mailers, door hangers, etc...

Being a realtor just gives you another feather in your cap...it is great to be able to offer someone another option to list their home.  As you were all aware, disclosure and being committed to helping the person who has a real estate challenge should help keep high standards and integrity.

Join a local community, hang with like-minded folks who do what you want to do.  If you want to accelerate your progress and save time (the most valuable currency), buy some reputable education that comes with community and coaching support...
