But I think I can just as well play the role of business owner, since I think I have more value to offer there.The business would require about 2-4 acres of property to build an air-conditioned warehouse-like structure with customer parking.  

It's always "cosmetic" plus new doors or "cosmetic" plus appliances, roof & furnace, etc.We use a simple, manual spreadsheet with ball park pricing for each of the rehab disciplines.  

If we hit an out the park home run, then we should reap more of the benefit while providing a great return the investor.
