Need Commercial Startup Guidance

Hi,

I have a friend who is starting her career - very sharp and motivated.  In various conversations I've had with her, she is making a pretty good case for a business in the San Antonio area.  She is very knowledgeable about this particular industry, but doesn't have any cash accumulated to get this started.  I am doing some investigating, but the idea is growing on me and I might want to start a business with her and invest my own cash.  But my small pile won't be enough.  I am a bit short of having the credentials to be an accredited investor - if I wanted to play the role of leading a syndicate.  But I think I can just as well play the role of business owner, since I think I have more value to offer there.

The business would require about 2-4 acres of property to build an air-conditioned warehouse-like structure with customer parking.  Or an existing structure could perhaps be converted to what we need.

I am reaching out to you guys to ask who I should get in touch with in the commercial RE business to help us with analyzing the costs and revenues, how to organize investors, etc.  I am good at analyzing, but this little dream is going to need some additional knowledge and guidance.  I need a commercial consultant that can provide guidance to a startup.  Any recommendations?  Thanks!
