In RE we have value buys and every city across the US is always in a different status   Why not take profits from one area and push to another to achieve a profit?  

Looking at a property near Atlanta and wanted to see if anyone has a recommendation for a commercial agent to work with. 

It's a double closing, I just want be sure theirs no gotcha clauses......I have looked at the property with my GC and talked with my RE now the contract just needs a going over on my 1st deal that I think is a dealurgently needed...

Hello Matthew,I'm a banker in SoCal and many of our clients utilize LLCs for their RE Holding Companies.

There are hundreds of thousands of RE related website so ask yourself what you can offer and do different to keep them coming back.

To re-preform the property for the higher rent you would need to put in maybe 15,000-20,000.

To me this is not a great fit for a lease option.I have one more separate and unrelated question re: lease options -- In your experience, how hard is it to do lease options when real estate agents are involved?

But I would at least try to re- negotiate a seller credit or something.
