@Darren Tsai, I'm mostly interested in BRRRR deals, so c-o-c becomes irrelevant.

I was looking for a property in a ski area, had my heart set on Colorado but at the time couldn't find anything there and had been to Lake Tahoe in the past and was looking for something that was within 2 hours of a decent airport.

However, this seems somewhat unrealistic in many parts of Colorado, because duplexes can be beat up and in rough neighborhoods and still sell for $400k.

We have an opportunity to buy a slightly larger space right next door, however with another physician, who will co own 1/3 of the space as TIC.

I was born and raised in the suburbs of Denver, Colorado and my husband and I recently moved to Washington about a month ago.

All Zillow needs to do is lobby the powers that be to get a title co. license and start using block-chain to disrupt that whole space too; bye-bye thousands of dollars in archaic fees. 

In both instances, there were numerous trips to the home, numerous appointments with the tenants, numerous co-pays and in the end the problem was not resolved. 

I have not approached him about it because his response will likely be he can't discuss the issue with me, as a co-seller, he works for the bank so I need to speak with him.....which I am pursuing. 

We are both co-owners of another business and the other co-owners have given us the ok to tap into the business equity line our first purchase. 

Would you require parents as a co-signer for the first year?
