They want to sell their property and you want to buy it, so it is just a matter of finding terms that work for both of you.First thing to remember is they likely do not know what a wholesaler is, so don't tell them you are a wholesaler.

I would just look at your long-term plan and decide first if you will own it enough to make it worth it or if you are splitting them on principle.Lastly, you may save a bit doing electrical heat and mini-splits but it's not ideal so if it's within 20% I would stick with plan A.

One example I often recommend people do is target an area they'd like to buy in, and then find all the "for rent" signs in that area, research each property to figure out which ones have equity and (ideally) are owned by people (not companies), and then just ask each one if they've thought about selling.Glad to help Tom, and let us know if you have any other questions.
