Super nervous about cold calling

After a couple months of attending YouTube university and podcast community college. I’ve decided that it’s time for me to make a move and pursue my first deal. I literally set a deadline(1/9/2019) for myself to just get out there and get a deal to avoid analysis paralysis. I noticed while on my way to work about a couple weeks ago or so, I came across two homes that are for sale by owner. I took down the phone numbers from both locations and plan on giving them a call but I’m super nervous and not exactly sure what important questions need to be ask to see if they’re motivated or how I should introduce myself. Any ideas?

Force yourself into uncomfortable positions so you can get comfortable.  I have all my students actually go to a McDonald's and ask for a whopper or go to Wendys and ask for a Quarterpounder with cheese. The salesperson will obviously say we don't sell those and I tell the students to say I know but that is what I want.  Then laugh and order correctly.  Get comfortable being uncomfortable and the fears disappear.   Practice gets you better and past the fears of what you do.

The fears are 100 times as bad as reality.  But it is human nature.
