Super nervous about cold calling

After a couple months of attending YouTube university and podcast community college. I’ve decided that it’s time for me to make a move and pursue my first deal. I literally set a deadline(1/9/2019) for myself to just get out there and get a deal to avoid analysis paralysis. I noticed while on my way to work about a couple weeks ago or so, I came across two homes that are for sale by owner. I took down the phone numbers from both locations and plan on giving them a call but I’m super nervous and not exactly sure what important questions need to be ask to see if they’re motivated or how I should introduce myself. Any ideas?
