@Bruce Lynn - Definitely seems like it makes the most sense for someone with a legal background or private equity.I actually believe that all businesses are similar in the fact if you are building them to scale even just a little bit they always hit a wall...this just seems like niche that needs more attention to detail and would be best for someone with a specific background in liens especially here in Chicago where we know it gets super complicated.

I try to keep political stuff away from business and investing, but I guess ultimately it cannot be ignored, as it does play a part.One thing Covid showed us was as a real estate investor, blue states are often more tenant friendly and allow many months and in some cases years of tenants not having to pay rent if a case is currently open.I'm not an attorney, so I only know what I've been told with no first hand experiences on the matter.

As far as the actual property, the contract would show your entity as the buyer and eventually you would assign the contract to whoever the ultimate buyer is. 

Once I get in contact with property owners, I have no way in Propwire to actually make notes on what was discussed, callback time, etc. 

If so you can actually have three listings...

Yes it is actually all I use.

I actually list a fine amount in the lease if the tenant refuses me entrance. 

How do you guys actually go about getting bids from contractors for rehabs?

I actually furnished all the rooms already back when I bought the house, so I've been trying to list my rooms on Airbnb.
