@Isaac Ruiz, there is no singular place to start but I'd say start by understanding who would buy from you, who is your customer and what exactly is it they seek in a property, equally important is to know how to analyze deals, if its not a good deal, you'd be stuck with a property that no-one wants.

Most contractors will have a contract that they expect to hold us accountable to, but they never seem to meet their timelines and customers have very little recourse out side of taking them to small claims court or file complaint against their license if they have one (CO doesn't require general contractor to have a license for some reason???)

I think the best way to continue valuation is to add revenue and expenses from the house as if it were a rental and then add in all expenses, that way you get a full P&L picture and it negates the weird game the seller's trying to play with the expenses.
