So I found my first wholesale deal, we put it under contract for 50k and find a buyer in 2 days for 65k, (I did almost 100% of the work on this deal) but I was okay with splitting it 50-50.

She signed a contract stating tha she will leave by May 1st, 2018.

I own 2 four units fully occupied properties, an 8 unit vacant property and I have a number of other multi family units under contract.

I was planning to do an "as is" contract with the tenant but would be willing to spend a thousand dollars for minimal needs but certainly not four or five thousand for bugus FHA demands.

Once you develop a relationship with them they can be a great referral source for both sellers (listings that they can't sell and at the end of their contract) and buyers (were under contract and just about to close only to find out that they can't qualify for the loan).Hope that helps @Moises Suazo!
