We have renovated this beautiful 4 bed, 3 bath Pool home on Amelia Island, it's a bike ride away to the beach, 7 minutes by car.

Are there questions that you guys ask before getting into bed with one?

Now I am wanting to find out what they are wanting, as in sqr feet, how many bed and baths are ideal for them to know what they are fully wanting.

Would 9%-11% be considered a win for an investor who is investing into an apartment.. 1 bed 1 bath preferably.

I am looking to purchase my first rental property (fourplex with four 1 bed/1 bath units) using an FHA loan and house hacking.

We live in a commercial building with two children, concrete floors and zero furniture with the exception of mattresses sets.

At least 3 beds because even people with only 1 kid want an office or craft room or play room, or whatever. 

So Im looking at a duplex now that I have run some numbers on and looking for those wiser than myself that can offer some feedback. 2 bed 2 bath/ea side Duplex asking $123,500 (built in 2003)Property is located in South Mississippi and is a College townLot is almost 9000sqft, duplex is 1300sqft total on a slabGross rents are $15,900 annually which seems a bit below market, waiting to hear back on potential reasons ie S8, long time tenant/tenants etc?

When to change the house locks when tenant left room for more than 3 weeks with all clothing and only left 2 pillows ans 2 sheets on the bed and stays some place else and locked the room.
