The money needs to come WITH the application.

Don't waste too much of your time with this sort of tenant applicant, unless you have reached the point of desperation to fill a unit.

I was also asked to provide tons of information ranging from all properties addresses to lease of current tenant to copy of all applications.

I have like a million posts on here and half of those (generalizing) have been discounting the 50% or 1%  applications that many want to use.

What if the applicant has children?  

You have to because they are just another applicant only you know their rental history.But I will end up having to turn over two unis in a row so it costs me more.  

Another applicant who seems like a very stable tenant without the pet situation.  

Most attorneys will bill for the time to review and revise (if applicable) the contract.

. - Show the place to potential tenants who pass initial screening - Get the filled application form and the application fee from parties who are interested after the showing - Run background and credit checks through SmartMove with details from the application form - Approve or reject based on the checks - Get a deposit to hold the property - Draw up rental lease agreement using EZLandlordForms or USLegalForms - Sign the rental lease agreement and get the security deposit and first month rent. - Change insurance on the house to "landlord insurance" (?).

If we do lose them, there are no shortage of applicants in Athens, but we would probably lose the rent until next august.
