You offer the sellers something that the retail buyers don't--certainty of closing, a hassle-free transaction, speed and agility, timing...among other things that the sellers value or they wouldn't take your deal.If you aren't out there lying to the sellers or tricking them into taking your deal, you are running a prudent and honest business just like every other service provider in a capitalistic economy.

They are claiming that I tricked them into signing a purchase agreement, even though we had a specific discussion about the purchase amount I was including in the agreement.Furthermore, the lawyer told me that since the seller isn't the "owner" she's just the executor of the estate, that the contract is invalid.I told the attorney that the contract doesn't say "owner", it says "seller", and she has a legal right to sell the property.Anyways, I am seeking some advice on this.

It tells me things like the minimum income required before a tax return is necessary, which states have a homestead exemption for property taxes, which states have unique tax credits (like the one in Arizona for private primary school tuition), what the non-resident requirements are and other fun and interesting tidbits, tricks and tips.Before I begin the preparation for a state that I'm not familiar with, I read through it (at no charge to the client, of course), pick out all the questions that I need to ask the client, then move forward from there.
