It wasn't a steal by any means, we overpaid a little bit and had some headaches to finalize the deal, but it worked out in the end.

They typically want 35 to 40% down for STNL.If it was corporate guarantee and BBB- investment grade or better tenant then loan terms tend to be better with less down.Would require operator to give personal guarantee. 20 unit operator means nothing if they do not personally guarantee or they can put lease under just 1 to 4 stores for guarantee.Would want rental increases every year. 1% rent increase is generally reserved for corporate.

They are usually new(er) investors and haven't had the (again, inevitable) $5K turnover that just destroyed 4 years worth of that $100 per month positive cash-flow.

From what I understand, liens don't mean you can't sell the house, it means the lien holder get's paid part of the proceeds to cover the lien.
