Hello all! Im wondering if choosing multi-family properties with 6 to 25 units as my niche is too broad? I have chosen specific neighbourhoods in my city where im interested to invest in. Is this ok or should i try and be more specific?

I think that's actually a good starting niche, mostly because it is focused on just one type of property- small apartment complex. That keeps you focused on the commercial sector (for financing, learning numbers, etc.) and there's not a gigantic difference in 6-25 units (versus like 6-100 units).

The key thing, with any investment property, is the numbers. So be up on those and know what constitutes a good deal, and I think you're good!
