(Though we have such a weak chapter base I wonder if we should be forming a tri-state chapter Michigan - Ohio - Indiana...Chicago doesn't even have a chapter) Do we have other rental and property management professionals interested in joining?

- currently all units rented - Balance due $40,000- BPO came back at $120,000- located in City of Midland, MI City Limits- Credit score in fair - I have other rental units for 10 years.  

Any areas you are investing in AZ - my investments are all in MI presently and my partner and I are looking to expand

I'm also looking at other places I've lived (Richmond, VA, southeast Michigan, etc...).

@DJ M. - I wonder if I missed adding an expense in using the BP Rental Property Calculator.  

@Aaron Carricato 203k is good product for renovation but you have to pay MI on this loan.

He has some items lower and some higher then we typically see in Michigan so it could be a Michigan thing  or he's just lumping stuff together and breaking it out different then we see in Michigan.  

Typically in Michigan going rate or new construction paint jobs is $3.75 labor and materials Sqft.
