Investing in areas with little data

Hey guys,

I'm totally new to the investing process and wanted to start near where I work for my first rental.

I'm currently located in central/northeast PA and there is a dearth of great rentals and data regarding the market.

The broker I'm working with said that usually rentals go very quick. When I look at the typical properties they are single families/duplexes built in 1900 with many dated features.

Has anyone had the opportunity in a similar market? If so, what drove you to decide to invest or invest elsewhere?

@Matthew Hermann while investing in larger multifamily deals, number one thing we tend to look at are the jobs in the area. The population as well. Are jobs coming in or leaving? Is population growing or declining? The crime rate will play a significant role as well.
