Hi Frank,

You will be hard pressed to get a better "bang for your buck" in any other market.

Low entry price, great cashflow and solid areas with decent infrastructure.

The con's:

1) Shady contractors

2) Poor property managers

3) Too many lazy and unresponsive agents

Stay patient and do the work.

Thanks, Cheryl.  I agree with your zip code assessment.  It appears the further NW of downtown Toledo the better investments.  By chance, do you happen to know the specific zip codes that fall into Opportunity Zones?

Better zip codes with reasonable prices in Toledo include 43612, and 43613 which is where I hold properties.  That said, I invest also in 43608 and have done well there with Section 8 tenants. You will need a realtor who knows these areas well and has handled investment property, preferably one who is also an investor in the areas.
