I get the feeling you don't fully understand tax law, which means you run the mistake of over or under claiming expenses.As others mentioned, cost segregation is only for properties you own, but I don't think it makes sense for an owner occupied STR.For the property you own, you will need to setup basis for depreciation.

I opened a claim with my insurance company immediately, and before they were able to send anyone out, I received a call from a public adjuster saying I should sign with him because he will get me better than what the insurance company would offer.So I am wondering if anyone has ever interacted with public adjusters in general? 

They are now in the process of quit-claiming the property from their personal names to the LLC.

Well...This is not some magic product or course or strategy...This is honestly and simply JUST pure logic, common sense and intelligence to  not follow the other 95% of people on BP that fail.Everyone has a big mouth claiming they are the expert and that what they do works..

I've found a few data aggregators that claim to provide that sort of data but haven't paid for their services yet.

Security deposit has rules, and in my state, I have 15 days to return the security deposit together with interest if otherwise required, or the landlord shall have 30 days to give the tenant written notice by certified mail to the tenant’s last known mailing address of his or her intention to impose a claim on the deposit and the reason for imposing the claim.If the tenant doesn't pay the rent for the last month, then I would issue the 3 day notice to pay or quit.

I would say even having insurance opens up more doors for frivolous claims by lawyers to get money because it's easier through insurance.

I stress to the tenant I will use this document to determine claims to security deposit so it is in their BEST interest to complete and mail back. 

I sued them in small claims for breach of contract for non payment of the rent.
