Tenant arguing to keep security deposit as final month's rent

Hello,

I have a tenant who will be vacating in a month and  is now arguing to keep security deposit as final month's rent and is saying to inspect everything while he is still in the apartment and in return asking me to keep security deposit as the final month's rent. He keeps the apartment clean but I am a bit leery few things may pop up once he leaves, he has been very adamant and keeps insisting I keep security deposit as final month's rent. How do I deal with this situation, please advise.

Unfortunately, can cannot teach this group of people lessons. The lessons they know are how to manipulate and take advantage of others.  I tried doing what you are considering many years ago.  A wise attorney gave me some free advice - don't waste your time and money going after people that have little to lose.
