Best way to promote yourself

From direct mail to cold calling I feel like there are many dead ends is that usual? I tell myself it will take many calls before receiving someone so I don’t put myself down. But let me ask this should I start putting up signs to help my journey? How about a little team? I just realllllly want this to work and it’s going to reach a year in a few months and it’s still moving slow for me I’ve seen properties talked to owners just no contracts (no worth it deals). I go after vacant distressed properties and probate I direct mail, cold call, and text, anything I should add??
