Here is where my challenge started.I have been through 2 lenders thus far all saying they could do the refinance only to find out after paying for appraisals and submitting all documentation that they couldn't.First lender said they could do 80% LTV cash out refinance only to find out the highest they could go was 65% (wasted 2 weeks)Second lender said they could do 80% LTV cash out refinance only to find out at the very last minute (wasted 2 weeks) that because my son is living there they consider that an owner occupied property and could not do it.Evidently there is a Fannie Mae and Freddie Mac guideline that prevents me from getting a fixed rate refinance because of my son living in the property which I honestly don't understand.I am trying to stay positive and mark this down as learning the process.I pride myself on having tremendous integrity and honesty, so during the process I listed my son on the rental agreements. 

The land/lot is rented by the owner of the home.Gets very complicated, because most park owners/managers will try to get involvedand prevent you from completing anything.

I was going to accommodate costs for insulating pipes if needed as well as regular snow shoveling to prevent damage to the driveway.

The basement group also needs to be behind its own dedicated backflow preventer.

I was just hoping that there was something I could do to prevent them from abusing what seems to be a loophole in the system 

I also want to prevent myself from a court marshal or losing my security clearance for having illegal drugs on my property or associating with people who sell/grow/use marijuana. 

That's why NYS recently passed the laws preventing Landlords from highly increasing rent after improving houses. 

I blame the misleading youtube "gurus" tryna scam people by buying their courses that still don't teach you everything you need to know..Can someone please answer that's experienced, I've been stuck on this for weeks and it's preventing me from getting out there and cold calling.I don't have the money/capital to afford list right now nor a car or a job I'm all in with the wholesaling, I eventually want to get into creative financing,  im working with a mentor right now but he just told me to cold call...

I would advise you to make sure the contract spells out the frequency of the preventive maintenance visits.

I just don't want this to become some sort of mind blockage for you, preventing you from pulling the trigger.
