Hi @Brooklyn Hunt, I'm based in Southern California, but I have started my out-of-state real estate journey in Indianapolis.

The property consists of 3 front units touching the highway with good traffic.

The ease of buying and selling real estate wouldn't exist without NAR and MLS.Either way, this is like someone suing attorneys for charging a base of $250 an hour as "That's what they charge" and then a jury finding the attorneys liable for price-fixing.

But it’s been really great having them in this environment/ touching on the investment life education (ex; we live upstairs ..’shh no jumping and running..it’s late and we have tenants’) / starting our family here. 

The reality is at the beginning of your journey you should be happy to get on base.

Perkins - I'm based in Atlanta and fund a lot of SPEC new construction projects here, from 1-4 to 30-35 door multifamily and mixed use. 

My most recent build cost I put together for a house build on an empty lot was at $300/SF as base cost.

Some banks may only loan based on the value of the land.  

Of course, the rate can be slightly steeper than the conventional loans where it is a full document loan, where they need to qualify you based on your income.Alternative way, is to acquire the 2nd property as an investment property with conventional, while putting 15%-25% down payment.

Base don what I am saying, what are you all seeing as good/bad for this deal?
