Acquiring a 2nd property

Hey BP community, looking for some advice on how to scale my portfolio. I bought my first property with a private lender, paid cash. It was a turnkey rental, and I have a tenant in place. My P&I with them is pretty low. So I’m making decent cash flow. I want to scale but am unsure of the best way to acquire a 2nd property. Looking for advice on whether I should take out the equity, or seek another type of loan. Appreciate the advice!
