I strongly believe that holding onto the "9-5" for as long as I did has actually cost my RE business money and growth potential. 

I strongly suggest that you spend some time learning at least the basics before jumping in.

This makes it very secure [more than wall street] for them.All of my lenders enjoy strong double digit annual returns and only spend a few hours a year [making wire transfers] to realize this profit.Yes, I am biased when it comes to RE or Wall Street - but ponder this and you'll see why:  We all know bankers are some of the most penny pinching individuals on the planet, right?  

It's great to see people in the area, I'm a strong believer that there is power in numbers.

I don't know the selling rules with these guys, but a private REIT does not have a strong secondary market so you're going to be tied up for a long time.  

If you haven't already I would strongly recommend reading the education guides available at BP.

I would strongly consider raising the rent as @Joe Krevinghaus is alluding to. $700 a month is VERY lower for Cape Coral right now regardless of location or condition.

I guess my real questions is whether or not it is fair to replace the broken doors with the same style and quality, even though the originals are very old?

@Fred Dray My Current situation is we are a property investment company managing it's own portfolio.We outsource most maintenance jobs to individuals.The management arm has been overlooked by me and the Managing Director when he is available.However my big weakness is that as the company is growing bigger I need to build a strong team and I would like to digitize my management(been mostly old school) so as to provide concise reports for company management.Therefore, I have no idea how to go about it as I've been mostly conducting things myself over the years.Please assist on how to go about this...

I strongly feel building at cost and selling maximizes profit on a any angle .my financing source is through hard money and I'm pretty happy with my terms but know I fell I need to network and possibly partner up with investors in the same Intrest field .I would like to network and build relationships to better assist me in this venture .
