You do have to be ready to either self manage the rental (maintenance, cleaning, booking through the apps), or hire a management company which will eat into the profits.

If you are looking for many properties, spending on sites has a better chance of being worth it, but if you are looking for just one, like a next property, personal letters after building a list on List Source is a good first step or using an app like Deal Machine to skip trace and mail properties that you already judged to be of value to you.

With automatic messaging and all the available apps I hardly spend any time doing it myself so it's hard to justify paying someone else to do it unless the #'s are that good.

There are apps for all sports now.
