have rents gone up recently in Travis county?

Since last few weeks I noticed Zillow showing a higher rent estimate (over 200$) compared to beginning of July for my prop. I did a scan of rental prices within 1-2 mile radius of my property and I do see higher prices than what I saw last month. This is in SE Austin near Tesla.

Can someone confirm if this true all around Austin or is it being seen in some counties only? or just Zillow algorithms gone whack?

In S Austin a home that i had leased out for $2200 just leased this week for $2600 in less than a week with multiple apps. Rents have definitely started to trend up.
