 No such thing! If you are listening to gurus preach how easy it is to find a deal and wholesale it or flip it, they are lying to you. There are no shortcuts or easy roads, finding motivated seller leads takes time, effort, money, and even some luck. You have to market for them, motivated seller's don't advertise on a website, "hey, I am motivated to sell my house."

You have to send out mailers, do SEO (need a website of course), door knock, etc. Casting a large net using many resources will also increase your odds of landing a deal.
