I've not had a lot of luck documenting "control" outside of majority ownership, so I'd just make sure that you and any co-applicants have 51% or greater aggregate ownership in the LLC.Freddie Mac does not see things the same way.

We went 3 weeks without any applicants, with most who looked at the property citing the yellow kitchen (walls and cabinet doors/drawers) as the reason for not wanting to apply.

@Justin McElroy  I think most lenders who will be financing construction costs along with the purchase will need contractor bids as part of the loan application, and you may need approved building permits before closing. 

Bedroom will be unfurnished but rest of shared space will be furnished.1. can I claim 50% of cost on furnishings and applicances?
