Section 8 request, how can I respond?

Hi, I am a new landlord.

Sorry if this has been asked. If a applicant is asking if we take section 8, what can I say legally?

My property is not approved for section 8 and I am not intended to apply for section 8 anytime soon either.

Can I say something like, "we are not approved for section 8,.....but we follow fair housing and respect any kind of payments"?

@Andy Chen I am not a lawyer so please do your own fact checking for your local laws.  I would start with calling the local or respective housing authority about becoming an approved housing provider.
