Sure, the plaintiff's attorney will roll out the victim's widow and all the crying kids while trying to paint you, the evil landlord, as some callous greedy miser with no regard for human life or compassion, but the court will ultimately sort out the matter of law from the matter of fact.Just be glad we don't live in North Korea. :-)

She doesn't want to move out as she likes the neighborhood and kids are enrolled in school etc...I took an appt with inspection company to inspect mold and she doesn't want me to enter the unit without adult present as she has a minor child in the house. so I had to cancel the appointment.Today I went ahead and posted a 3 day notice and I get a call from a lawyer saying we can resolve this, my client will pay the rent as soon as you finish the repairs etc..

I call about 8pm and am greeted with a drama queens rant about being out of hot water all week, she and her kids are sick from bathing in cold water, and she's had a plumber out there for three hours that day and he couldn't fix it.

Pets and smoking isn't a protected class so no worries.Children just like a purchase contract there might be another legal dis qualifier in the tenant app where you can deny them.So a landlord could find another reason to deny the app even though it really in their mind was because the tenant had a ton of kids etc.It is legal to deny children in specific age communities of 55 or over if a certain percentage of the homes,properties meet certain criteria.
