That is true, but "wind of PCS" orders for almost a year from now is not enough to break with your intent.

I'm going to reach out to the clients and find out what their exact intentions are.

There is no statutory holding period but you must be able to demonstrate your intent to hold the property for productive use.  

My two sons can tell you all about my sarcastic humorous comments and they are used to teach, not to scold, if I scold, believe me, they knew it.So, don't take comments personally, you need thick skin to operate in real estate.I'm glad to hear that you have good intentions.

@Steven Velez that's crazy how one's ARV can be off by that much, whether intentional or unintentional.

Maybe his post came off that way but I really doubt those were his intentions. 

I only charge for holes if it's clearly intentional damage or well above what would be considered normal wear and tear (like if someone punches a hole in the wall).With regard to the dog hair left all over the unit, I would charge for cleaning that.
