If you have one SFR you could easily obliterate your cash-flow with a plane ticket, hotel, rental car, food, gas, etc.

Get a few credit cards and strictly use one for gas and the other for groceries.

Your comps look solid as lo g as they are in the same town as your flip and within a tight radius, 1  to 2 miles or so.  

We have two options for replacement: 1)buy a new one (we own the current one) or 2) rent one from the gas company and we pay rental fee.
