I did ask if they would need the house furnished (in an attempt to find out what they were really looking for/needing), she said they would prefer the house be furnished, however they would just buy furniture if they had to. 

Motivated sellers are there, you just need to be motivated enough to find them.

When I listed my Single-family 2b/2b property back in July I thought I would be getting tons of requests.

Here's what I find most interesting.Section 29-35-103(2)(b) of the ADU law says Colorado cities can NOT "require an ADU or any other dwelling on the same lot as an ADU, to be owner-occupied."

So you pay this individual 10k to be able to find a deal for him? 

The real key is finding a good property manager first.
