Wholesaling in Orange County CA

Hi, my name is Jack W. and I am looking to learn some more information about wholesaling, investing, and flipping in the OC area of SoCal. I want to get into wholesaling real estate in the OC area of California (Costa Mesa, Huntington, Newport, etc). I have some questions I need help answering. 

1) What are investors/flippers looking for in the OC area (Costa Mesa, Huntington, Newport, Laguna, etc)?

2) How do I generate leads? (What kind of cold calling software can I get to acquire phone numbers?)

3) How do I connect motivated buyers with motivated sellers? How does that process work?

4) What are the best ways to network with investors, flippers, and wholesalers in this area of southern California?

5) If any of you reading this were starting out and trying to start a wholesaling business, what would be some steps you would take in completing your first deal?

6) What places can I network in southern California at this point in time? Meetups? 

7) What tips or advice would you give to someone cold calling for the first time?

@Jacob Henry Wirth yes you can do it in Orange County.  I am in the process of flipping one right now in Aliso Viejo.  Motivated sellers are there, you just need to be motivated enough to find them.  This guy tried to rehab his own home and hired someone to begin the demo.  The contractor removed everything, but just left it all inside the home.  Then Covid hit.  He lost his job, ran out of money and stopped the project for 6 months.  He called me and asked if I wanted the property?  I said yes and it closed last week.

Yes there are motivated sellers in the OC still, even in the higher price ranges...
