I enjoyed the book, but did not 100% agree with everything that the book contained.

It doesn't come without work (you should be the person that enjoys this, since real estate is somewhat illiquid).I only mention that since (to me) $60,000/yr for the rest of your life, already sounds like pretty good passive income.

I enjoy learning about new companies and assisting them with their financial reporting but the hours are pretty awful at times.

You could then just enjoy high cash flow or refi and get money out to do another deal (Or at least replenish your cash reserves).As I was writing this I got curious about the area and did a quick little search of stuff and it is much stronger than I would have randomly guessed.

But in general;  I have had, and enjoyed having, pets.  

I personally like and invest in trust deeds as I really enjoy the passive investing component of it.
