Sri L. Hotel to Multifamily Conversion?

I am a multifamily investor, not in the hotel space, so I would like some feedback:-Typically hotel is considered "higher and best use" than multifamily, and maybe if I operated it as such it could be, but this property is poorly managed, and has no flag on it, and because I am a multifamily investor I look at it as a multifamily play and it is looking like a slam dunk IF the city approves the re-zoning.

And there are more and more new 2-family homes being built all over the place.With price per square foot still hovering in the mid $200s and the commute to Downtown Manhattan an easy 30 minutes, Bayonne is attracting a lot of interest, and I think it's a great house-hacking opportunity, especially for those coming from much more expensive markets (most of NYC and northern suburbs).To your point, the larger-scale activity is east of 440 on the former Marine Terminal only because there is so much space there and room for big-box stores like Costco, Lidl, Lowe's, Walmart, etc.

In the smaller space you do not need loan guarantors, syndication attorneys, investor management software, etc.Please reach out if you have any questions about either bucket, I came to a similar fork in the road and currently do both (invest in small deals with personal funds and partner in syndications with experienced operators).

If company policy of the appraiser or the bank dictates that basements are of lesser value, I get it, but they didn't give it lesser value, they just ignored that area completely and compared it to 1100 sq. ft. ranches on crawl spaces.
