On afternoon of Feb 1st, they move out the belongs they wanted, leaving house filthy & various items, broken furniture, bags of trash, clothing & dishes inside house & in overflowing trash & recycling bins & on carport, according to neighbor who checked thru window to see if they were out.

I don't think that is worth the added flexibility of the 30 year loan even if you plan to initially make 15 year style payments on it.
