Mice were in the ceiling and wall cavities, but not in my living spaces (I have a cat and keep the place clean).

These are classic 3 story walk ups, we. have a club house, a park behind the units, garages and EV charging ( will have another post on this)These were built with a modern look and the 3rd floor has 12' ceilings.   

Apparently for 6 months prior to me purchasing the duplex the upper shower dumped around 2-3 gallons of water through the 1st floors bathroom ceiling.  

We were able to replace the siding and the roof on the entire house, new A/C unit, rehab the entire interior (fixed foundation, new floors, paint whole house, new kitchen, new baths, install ceiling fans, reglaze windows, termite treatment, etc) for $50k.

I'm always a big proponent of house hacking if you are able.2) Sooner rather than later get into a job that has no ceiling on the income/something where you aren't just trading time for money.

It is a huge square footage space, but one side in particular had no insulation from an earlier ceiling "repair".

I am refinancing, and the new appraisal came in at $360K and only 1230sqft. when I called the new appraiser, they stated that the 6'4" ceiling in the two attic bedrooms disallows its sqft too count towards the living space sqft.

I cannot tell you how many times tenants TRASHED entire house, put dog feces on ceiling, destroyed windows/doors on purpose... it was horrifying.

Okay so I've created a 4th option, which would be to have a ceiling mounted range hood.

This house needs new paint, floor, popcorn ceiling removal, and a new kitchen and bathroom if a flip. questions:1. how much is it to replace windows?
