purchased listed, and appraised SQFT that is larger then its legal SQFT

hello, 

I purchased a  fixer upper SF 4bed one bath in Longview Wa. listing said approx 1500 sqft. the bank ordered appraisal  came in at 1511sqft, appraised value was $259K. the house is now remodeled, and rented. I am refinancing, and the new appraisal came in at $360K and only 1230sqft. when I called the new appraiser, they stated that the 6'4" ceiling in the two attic bedrooms disallows its sqft too count towards the living space sqft. This is siting a new guideline that came into affect in April of 2022, which was not followed by the first appraiser, or listing agent in july of 2022 when I purchased. 

any suggestions or advice?
