I would also add that equity from rental properties can often be fictitious particularly when you consider the equity build required to pay selling costs.

I would research legal zoom and maybe bizfillings.com to see if you can get them to draft a land trust for you for your particular state.

I've been registered to bid on some higher end properties and nobody has ever contacted me.I've never won anything through auction.com so I wouldn't be able to comment on that part.For the time I was watching it closely in the area I didn't think there were a lot of deals on that site that met my pretty particular requirements so I haven't followed it in a while.Let me know how the auction went and how much the property went for.
