in there cases with those units. there were hundreds of them all vacant there were not renters.. did not matter if you took 50 bucks.. vacancy factor happens.. many MF failed in vegas when vacancy hit 30 to 40%.. did not matter no renters no income.. 

now these are not intended for daily driving charging.. and most were located out of major metro areas but this is changing for instance Vegas has 3 right now all in the MSA.. 

I believe I have a better 'approach' than this "buy -n- hold" mentality that remains almost entirely beholden to whims of a highly controlled and regulated "casino play..." just like the rest of their "what goes UP, must come down, roller coaster" games.

Vegas granite can be very cheap.

. $1,000 to MAYBE $1,500 covers every Vegas rental I buy.

Las vegas is not a great city for short term rentals anymore since the regulations are extreemly strict and its impossible to get a licence if you do not live there or meet their criteria.

I purchased a couple of rentals in the northwest area of Las Vegas in the spring of this year.

San Francisco Bay Area, Phoenix, Vegas, Austin, Atlanta, Orlando and soon to be Indy and Memphis.

I see lots of negative reports for many areas like vegas, phoenix etc., but I don't deal there.
