Fascinating how corrupted Wall St. brokers and rating agencies can topple a housing market. 

Like I said, I still am new to everything real estate whether that be agency or investments. 

@Katy Fry Last bit of advice is to make sure you're not violating any agency agreement you have with your current agent by doing so. 

I might be wrong, but even if I am, and you win the case in court, you will still have to collect, the court can only order for the contractor to pay, then you have to hire a collection agency to actually collect.

I'm pumped I passed my agent test today.  I am hoping to use my licience for myself at first and hopefully other investors in the future.  Helping people find homes for themselves to live in with kids and dogs etc. is...

I say this because the originally named trustee will appoint (basically) a "collection agency" to get involved.

Because California real estate law focuses strictly on the definition of agency duties and the rights and limitations pertaining to the use of a real estate license, California law governing the use of a DRE license is only in control when one acts in the capacity of an agent.

Is there any way I can do a little creative financing and use an FHA or Conventional Mortgage since its dual zoned? 

As an entrepreneur of a fairly fresh creative agency you can likely assume banks aren't going to be buddy buddy.

Zillow is great, of course, but it is always best to hire a consumer reporting agency handle the background screening process.
